3 Reasons Now Is The Time To Buy In Waterlefe Golf And River Club

I have been an active agent here in Waterlefe Golf and River Club for many years.  I have noted that we have had a flat market in the community for a number of years.  There are 3 main reasons I  expect that this slump in prices will change in the near future.

1.  Ft. Hamer Bridge

Waterlefe Golf and Country Club is blessed with a beautiful riverfront location on the Manatee River.  Located adjacent to the east border, there has been a plan to extend a bridge over the river, to connect with Ft. Hamer, road.  This bridge has been in the planning stages for decades.  In fact, the area has been an archaeological  site, as it has been used for river crossing for a long time.

The Bridge is finally going to be completed,  Aug 29, 2017 it set is set to allow cars and pedestrians cross the river to Parrish.  

For many years the community association has fought the development of the bridge.  Finally, it was fully approved.  Then began years of construction issues.  

8 months of a painful detour, construction traffic, dust, and noise.  Needless to say this hasn't been inspiring conditions for buyers  This coupled with the prospect of additional noise and traffic has had a noticable effect, and has been a concern, and objection that I have had to consider for any home buyers for homes in Waterlefe Golf and River Club.

Finally!  We can celebrate the completion.  And with this new bridge, we will be next to a major, new focal point for the area.  This bridge will show Waterlefe to MANY new area visitors, and will suddenly make the location much more central.  Yes, traffic will increase, however with the increased roads travel, and access should improve. 

2.  CDD Golf Course issues

The issue with the goal course CDD bonds was an issue that had a chilling effect on the Real Estate market in Waterlefe.  Imagine being a buyer and told that the future of the golf course was in question?  The uncertainty and potential of it closing, or worse turned into property for development was an issue that non of my buyers were happy to hear.  Many would be buyers effectively ruled out Waterlefe as an option.

With the settlement of this issue this year by the swift, and organized response by the residents this issue is resolved, and behind us an objection to buyers.  Unfortunately, there are still some lingering doubts in some consumers, as Waterlefe's CDD issues were widely exposed.

I share with all my home buyers information that discloses the issue and the solution that has settled the issue.  I am happy to see the CDD under the control of the residents.

3.  Tight inventory of Boating access and Golf course communities.

Waterlefe Golf and River Club is the pre eminent Golf Course community in our area, and one of the few that has both Golf and Boating.  No other community features the layout allowing for homes to have both boating, and golf course views.  Also, no other offers easy access for non waterfront homes to purchase, or lease, a boat slip directly on the Manatee River.  

River Wilderness will further help with increasing demand for Waterlefe.  Price points in the new waterfront home section will drive up pricing in Waterlefe for those buyers that are looking for an alternative.  Price points for the homes being built will be averaging above 800 plus.  This will make resales in Waterlefe become the value they truly are.

The Ft. Hamer bridge, and the general shift in Lakewood Ranch north towards, SR-64 will further highlight our community, and River Wilderness as the Lakewood Ranch, waterfront section.  


In summary, I forecast that the increased exposure and Ft. Hamer bridge completion, resolution of the golf course CDD issues, and the truly tight inventory for waterfront properties make Waterlefe have an excellent chance for rapid increase in property values.  The issues that have held back buyers have all been resolved, so demand should increase in the coming season.
